Q: Can I be put on a waiting list for an apartment?
A: No, we lease on a first come/first serve basis. You must put down a security deposit and sign a lease to secure an apartment.
Q: Are your apartments pet friendly?
A: Yes, with a one-time non-refundable pet deposit and a monthly fee (see more details in deposit information below)
Q: When should I start looking for an apartment for next year?
A: We require a 90-day notice from our current tenants. For summer and fall rentals, begin looking in mid to late January, though we will be adding apartments to the list through the end of June.
Q: Do you have any three or four bedroom units?
A: We have eleven total three-bedroom units. We do not have any four-bedroom units.
Q: I want to rent a property from you. Where do I start?
A: We are so glad you are interested! We can’t wait to meet you! You must first fill out a Rental Application and pay the $30.00 Non-Refundable Application Fee. You can find the Online Rental Application when there is availability posted in our Available For Rent tab.
Q: When do you start accepting applications?
A: We start accepting applications in December.
Q: Are the prices listed per unit or per bedroom?
A: All our prices are for the total unit. We do not rent by the bedroom.
Q: Are any of your units furnished?
A: No, all our units are unfurnished.
Q: Once I am notified I am approved, what do I do next?
A: You will then need to pay the security deposit. Properties are leased on a first come, first served basis. WE CAN NOT GUARANTEE A UNIT UNTIL THE ENTIRE SECURITY DEPOSIT IS PAID IN FULL.
Q: How much will the Security Deposit be?
A: The Security Deposit will be the equivalent of one month’s rent. It must be paid for all applicants on the lease before a lease will be executed.
Q: Am I required to sign a lease?
A: Yes. The length of your lease will be 12 months
Q: May I paint my unit after I move in?
A: No, all of our units are painted prior to move-in. They are all painted neutrally to match any décor.
Q: When is rent due?
A: Rent is due the 1st of the month. There is a 4-day grace period following but rent is considered late at the close of business on the 5th day of each month.
Q: How do I pay my rent?
A: You may pay your rent through your tenant portal account on Appfolio. Alternatively, you may mail or bring a check to the Cotton District Office located at 104 ½ Maxwell St.
Q: May I have pets?
A: There is also a $350.00 Non-Refundable Pet Deposit that would be required prior to move-in as well as a $35 monthly pet fee. Should you violate our pet policy, a fine will be added to your account and is strictly enforced. Regardless of the circumstances, the pet fine must be paid.
Q: I have signed my lease and paid my deposit… now what?
A: Get your Utilities set up! We provide you with a copy of the lease in ample time for you to get your account set up with the electric company. These companies are extremely busy during move-in and work on a first come, first serve basis. To insure you will have utilities on move-in day, we encourage you to get them set up as soon as possible.

Q: Are there any utilities, cable, or internet included with my rent?
A: No utilities are included with rent.
